The sad thing is that the barrier of entry to the realty profession is pretty low and there are tons if incompetent agents.

They are not going to walk away form $1,000 super low rent too willingly.

I would say yes to this market if you like steady consistent growth and low risk.   

So far I am enjoying the low maintenance of land as an investment.

I thought at this point in time it might make more sense to start investing in RE projects that can offer above average returns ( 10+% p.a.) with relatively low LTV's and first lien positions.

Does anyone have any recommendations on banks that will lend to lower credit scores?

Obviously this is an investment as once she is finished with school she will make more money, but realistically we are looking at the next 4-5 years being pretty tight on cash from only me working and paying off the debt.Is investing even feasible with low amounts of cash on hand?
