Most people I work with live in primary markets (as opposed to Birmingham, Atlanta, Indianapolis, Kansas City, Memphis, Little Rock, Jacksonville, Ohio, or other secondary or tertiary markets) where the Rent-to-Value Ratios are under 1%.

There was a man shot and killed last year sitting in front of his house, kind of neighborhood with a guy in a white tank top sitting in a rocking chair in front of his house all day, fireworks at least weekly, people put on their hazards and park in the middle of the street, lots of houses with too many dogs, houses that haven’t been updated in 30+ years. 

New front landscaping, rock, plants and watering system.

Then you have the care free areas like downtown Dunedin and Indian Rocks Beach where it is completely legal.

@Paul Sandhu in college biology I was taught that elephants rock side to side because their hearts are a little small for their bodies and they have an extra valve in one foot that helps move the blood back up towards the heart.

Currently have 2 properties in Round Rock, 1 in Cedar Park and the newest acquisition will be in Austin.

It takes time and effort to get them aligned with the new rules (simple things e.g. pay on time, no excessive wear & tear, no hoarding, no large loud birds, no smoking indoors, don’t smoke on the wood deck and drop your cigarette and catch the wood deck on Fire, etc..).The lesson would be to aggressively pursue replacing the problem inherited tenant as soon as you’re pretty sure they are a problem.
