Many of your recreational campgrounds are owned by the government (either state or local) and almost all of them do not allow you to stay more than 21 days so if you are running a long term park there is a very high demand in many states. 

You should look into networking with other local investors at meet ups or a REIA.

Initially I was planning to establish an LLC for liability protection, but after several consultations with different law firms, entity structures seem more complicated and much more expensive than what I need just starting out and with and no real wealth to protect. 

I'm sure that some of the sites work and will drive some results, but I would be very curious to see a breakdown of a personal reach out system to large hospital networks, local companies HR, etc.

Additionally, working with a local real estate agent or property manager who understands the market can provide valuable insights and help you make informed decisions.

There is expansion going on at the local military installation, bringing tens of thousands more people to the area and not enough housing to meet the demand.  

I like to use local lenders because they will know the rental market and local agents will know the lender can get the financing done making your offer slightly stronger over using a national lender.
