Well, it's always the few that mess things up for the majority.The issue is the lack of an education and the assumption that gurus provide an education.There is nothing wrong with wholesaling so long as you do it ethically and in compliance with applicable laws.Since wholesaling is walking the narrow line of what Realtors do and the activity requires a license, yes, I'd say that effects the general reputation.I'd think those that build a business model around this strategy may have a hard time in most communities as it is seen as selling or facilitating a sale of a property you don't own.

Since I assigning I am not sure if the attorney has to1) prepare for closing2) obtain title work (I can as the cost it's minimal but not necessary)3) preparation and review of closing documents4) Representation at closing.5) recording of the documents6) obtaining the title policy.She also went on to say that once we are out of attorney review the assignment is complete.I am not too thrilled by her lack of knowledge of Assignment of Contract.The service I require is1) review purchase contract in attorney review stage2) once out of attorney review, I want her to draft an Assignment of contract and send it to the buyer's attorney and collect the deposit for the assignment.3) buyer will then conduct his inspection and if all goes will schedule a close with the seller.4) At closing, the buyer will wire or send a certified check towards the balance of the assignment fee, I do not thing my attorneyneeds to be at the closing.

., houses that have been foreclosed on by local tax authorities for lack of paying property taxes. granted, most of these houses are in such a state of disrepair that they probably should be burned down and started over, but buying this way teaches you how to become one hell of a great handyman. start getting your credit in order. you hear a lot about these " credit repair" companies all around. the truth is,  THEY CANNOT DO ANYTHING FOR YOU THAT YOU CANNOT DO FOR YOURSELF. go to annualcreditreport.com and get a free copy of your credit report from all 3 agencies. by law, you are entitled to a free report each year from each company. on annualcreditreport.com, you can dispute every negative thing you see. thats how these credit repair places do it. they go on here and dispute anything that looks negative. by law, the credit agency has to follow up on your dispute to any and all creditors that you dispute. these creditors have 30 days to respond back to the agency as to whether or not this report is accurate. if they fail to answer back in 30 days, then that part of the report is removed from your report, just as if it never existed. hence, your credit score goes up and you become more desirable to  lenders.
