@Nick @Kyle - pricing materials alone in home depot / lowes are average on 3,000 - 4,000, it all depends how upscale I want to make it look.I looked at the option of reglazing bathtub, and just update the flooring, vanity and toilet to save on overall labor and material cost so that is probably still an option.I will live in the property for maybe 3-5 years and when I decide to rent or resale, I know how important a nice bathroom and kitchen are towards resale value.
