I've been wanting to sell it because it's gone up in value and I'm tired of being an out of town landlord, and I figured it'd be nice to take my equity and re-invest it.

Go under "Tools" then "Services" and then "Lease Agreement Packages".

It's one tool for asset protection, but not nearly as good as structuring your LLC, and then even putting THAT within an LLC.Dave E., thanks for that info re commercial lenders not touching a SFH.

I have tried to find calculators/spreadsheets for this scenario, but can't find something to show me how I would do in this deal.Does anyone know of a way to calculate this deal using existing tools or can they point me in the right direction for analyzing this deal? 

I have seen many investors make the move to buy one or more proeprties and those properties even without renovations double/triple in value.
