My plan is that when I and / or my client finally acquire one or more properties that we will visibly improve them to show our good intentions... 

So there's the alternative, which is my model, where I have agents who hang their license with us and start developing a portfolio within our model with the intent of opening a branch or something more independent with us as partners.  

And put my name on the property by transfer But not to change the name on the loan.... because they can call the loan due .3: Repair with the intention to sell it . 4:Get contract deal at least out of it and pocket some money WITHOUT paying the fees .My credit got dinged a little bit but am doing everything to bring it up ... but I donot want loose on this because this deal just fell on my lap 2 days ago .

If you can walk in, tell a seller you have no intention of buying but only want to try and sell the contract and they still sign, you are a great marketer.

I have deemed this to be a "good" deal and have the intention to proceed, but am hoping you all can help punch holes in my analysis.

Promising a seller you will purchase their property with NO intention of closing if you cannot assign the contract is not an honorable way to do business.
