I wanted some opinions on flipping in the Las Cruces area.

Before you have clarity in what you want to buy, I think you need clarity on what your goals are not just for real estate but in terms of how you want you life to look.

Early on (1978) I joined a couple of newly minted Real Estate Investor Association groups.  

@Dave Naphy HELOC would be best for a flip so you aren't paying high int rate long term.Cash Out Refi would be the better idea generally for a rental.
