Rental Agreement With Split Payment

I can think of a couple of ways:1) Agreement with 2 payments dates (say 5th and 20th) and have late fees accrue from each date.2) Agreement with full payment due by the 20th ($50 higher), but violation of agreement would occur if 1/2 not paid by the 5th.Anybody else run into this scenario??

A late payment is a breach of the contract as well or failing to pay taxes on time or failure to keep insurance in force, but in all such cases the borrower cures the breach and in practice the terms are reinstated.

I thought I'd throw this out there to see what other people have done or might do if they were in the same boat.Just finished up two rehabs over the past month and ended up taking two very short term leases on both - each with their own unique circumstances.Let me describe the scenarios and then you tell me if I bumbled this one or not.1) Finished the rehab on this house just after the first week in december.

Some neighborhoods you can stand on a street and look both ways and see 3 or 4 houses under construction (infill developments) and most are already pre-sold before they finish completion.Now, obviously the OP and you were discussing areas up a little further in the county, and as you mentioned they are quite different than the areas I am talking about, but I think the biggest difference comes from people tired of the commute into DC from areas further out.

She explains in the lease the date that rent is due, usually on the first of each month, and then she specifies that after a certain number of days, there will be a late charge added on top of that rent.
