I am not experienced with this so my question would be: Do people put in offers over the asking price?

I second the folks saying to get bids from several experienced contractors, perhaps including a restoration company.

Also, did you use an interior designer on any of this or just work with your team to pick out finishes?

@James Wise That is an awesome article and we actually used it when we went to visit Birmingham to meet some new team members and take a glance at the market.

A friend happened to stop by to check on the house and saw water coming out from every wall of the house.He called me right away, I called the insurance company (state farm), opened a claim, and contacted a local 24/7 restoration company who sent a team within 90 minutes.

The other option is with a small team (9 agents) which has been a top five selling team in the state the past two years. 

As others have commented on the forums, I have been experiencing some difficulty finding any potential deals in South Jersey due to the high purchase prices and taxes.Right now, I am only using the MLS to spot potential properties.  

Align yourself with the right investor focus agent and team and you will be able to know all the off market deals and MLS properties that have been overlooked by the traditional retail agent.
