Have you instead considered attending a local real estate meetup and asking for connections/opinions in that avenue? 

And in their contract, this clause is in effect for 180 days after the renter exists the lease but then buys the property.

We have a core 4 in TN area and a personal connection to both areas.

If you're looking at rehabs, you can do a fix and flip/bridge loan, rehab the property, get it rented out and then refinance into a DSCR for a long-term hold.Hope that helps, feel free to connect with any other questions!
