If banks didn’t have fractional lending they would not give mortgages either as with inflation you lose money over timeFor example:Take $1M as an example of a portfolio and put it at 7% seller financed vs putting it into an investment that gets 6% but doesn’t pay your principal back and is taxed at a much lower rate and see how big a difference that isRoughly $1.4M interest vs $1.8M and taxed at 15% less rate it makes a huge difference.

most builders pay a flat fee for MLS access and then hire in house. that's what I would do. 50k for a person to sit at a desk. rent a trailer and stick them there for 12 months or 24 months. take the difference

Anyway, I think for the most part, this will benefit investors and I’m sorry you had a hard time with vacation rentals but I expect Cape Coral is likely a very different market than many in Florida and wouldn’t make a blanket statement on the Florida vacation rental market being terrible.
