If you set up an LLC - or any business for that matter - it's imperative that you keep personal and business finances separate.

The STR has been in business now for 8 months.  

You need a lease agreement drafted by a landlord and property management attorney to fit your business model.

Especially A lender as they are notorious in this business for being full of crap.
