I hear the stories of credit unions working wonders and I make lots of calls but I guess I haven't found that kind of relationship yet. 

Our credit scores are in the 700s and we are ready to go!   

@Kenneth LizIf you are doing the work and the repairs are under 15 grand I would find a way to borrow unsecured money through a famIily member , personal loan ,or a line of credit .

I have no debt other than student loans but unfortunately they have damaged my credit which I am trying to repair.

I'm going to go to my credit union and talk to their loan officer to get as many answers as I can, but I'm still at the point where I don't know what I don't know, so I'm hoping that some of you can provide me with questions or situations to ask the lender about that I may not know to ask. 

ANYthing you need, get before closing, or you risk not being able to get it at all.Get a history of the rental payments from the prior owner.If there is no lease, write one up and make sure it is signed prior to closing, or else the tenants may opt to not sign it.Cant change the rent or utilities mid-lease (If there is one)

I can't call a realtor right now because it is late at night, so I just thought I'd ask you guys; can realtors check title histories?

I am a local real estate agent with no money no credit and I work at a 9-5 job part time.

Will a Bank help me fund my first deal without any money ? Is there way to close a deal with $500? Can I just double close and pay from my commission and leave with 5,000$ profit for assigning a contract .?

So far i've checked with multiple banks and credit unions and found nothing.
