The draw back to these loans is that they are more paperwork heavy than the other "portfolio" types of loans...they have more rules...but if you have ever received a loan on your primary home, it's likely that you will go through the same type of paperwork here with conventional lending.

Doing a 1031 creates a different buying situation which benefit from an in-area facilitator.

Well, people think they get rich buying rentals.. the real wealth is creating a company that can be sold !! 

There are “synthetic” products that can be created which track similar to interest BUT are TECHNICALLY not interest.  

I have not ruled out buying existing and that is a very viable option. 

The importance of creating a professional transaction can also protect both parties.

@Jack Jiang The Bay Area is a different animal and the rules and strategy are different than the generic stuff on BP.

I'm also drawn to creating something meaningful and beneficial for the community.
