You could also write some inspections into your contract, if you are willing to do them or have someone you trust do them. quarterly inspections + report of their finances?

When I have my remote folks do walk throughs, inspections, or while estimating rehab costs, they walk around the property while narrating what's happening and I watch and record the whole thing remotely.

While I agree with your math, using your example of a 4% gross profit, he would actually keep something closer to 2 1/2 percent or so, net.

What I've found is that our local housing authority, does an inspection and then determines how much they will give for the unit in rent.
