If there is a lien against the subject property most companies will have a 6-month cash-out seasoning requirement to complete a cash-out refinance, but to use an increased property value (above what you purchased it for) you will have to wait 12 months.

Problem is I don't want this attracting tenants who cannot pay, or making them think "who cares, I don't have a deposit to lose".What do you think about using this in lieu of a standard deposit?

Has anyone had any luck in lowering their insurance premiums by providing the leases, that include a long list of safeguards, to their insurance company?

That company went belly-up during the last crash long before this guru even thought about real estate investment let alone finance.
