Unfortunately there is no individual or specific governing body in regards to property management in NY State so there are a lot of illegal companies pretending to be property managers and there are serious consequences for operating as a property manager without being properly licensed in NY.

I am looking to start a realestate investing company and am in need of some proper guidance into wholesaling.

He fought me to the point where I could no longer properly manage the property (I was doing all the work, he was reaping all the benefits), so I agreed to sell it and split the profit with him.

These are typically sold owner occupied and I know of two cases that did not end well because the owner was not willing to learn or capable of proper management. 

Properly sourcing investment opportunities involves a lot of work and is far from passive. 

I have myself for a credit card with the same bank we have our mutual account and our mortgage in.

We wound up doing our own rehab on 3 units instead of 1 (and ran up some major credit card debt) That was the only down side. 

We have high credit card debt, because we've put a lot of money into remodeling and updating and a lot of it wound up being financed.
