Another consideration - some would agree with and others wouldn't - would be to take a balance transfer from your credit card.  

Obviously this is something that would only be offered to tenants that have proven to be better quality.I figured that I would escalate the value of the benefit based on how long they have been a tenant.So for signing a renewal after the first year offer options of either a $100 gift card, free accent wall painting, or maybe a lease credit, etc.For signing a renewal after the second year offer options of $200 gift card, professional carpet cleaning, free flat screen TV, etc.

Haven't had to use in a while as most items go on a credit card (with points), and I then pay off monthly...An Equity Line of Credit on a couple of the rentals would work great too.  

I even have one credit card with a 70K limit that offers 4% origination and 0%APR for 12 months.

I neither trust tradesmen or property managers, so I am not going to send unknown individuals there on my behalf.For the time being I will manage the way things are until I can get back to the US.You could pay a property inspector to walk through the property - many take credit cards.

The longer the resident stays, the larger the gift card becomes.

If you have access to credit card, maybe that will help, most of those companies accept it or paypal and 12 monthly payments.

Get a small credit card (if you can) and pay it off in full each month.
