I would wait until you know what you need to get out of a mentorship before jumping in with that big a financial commitment.

Just want to figure out if agency debt is based off of the agency or the lender specific spread.

Let's say you want to net out to an 8% cash on cash return day one, grow it to 11%/yr once value-add play done, and maybe jump to 20% average annual return on exit.  

So proud of you for taking that leap of faith and jumping out and getting your license.
