For instance, I have had great results by searching for duplicates over a number of lead types (i.e., absentee, equity, etc.) and mailing to those high quality leads.  

You need to get your phone ringing with leads.....without leads there is NO business!!!!

This lead is important.....because if you can't turn this call, this lead into a profitable situation, you are not going to make money. 

Other, well....they may lead you astray because...well, they don't want the competition!  

What is the point of having leads if you can't convert them? 

A small caveat, I am on site every day for a good portion of the day which helps immensely in the process, if you are hands off it could lead to a longer process.  

I haven't purchased any properties yet, but my biggest source on leads has come from building relationships with realtors and getting on their mailing lists.

If you leverage that can lead to some high taxation.
