Oklahoma City area Investing, Where do you find your deals?

New to the board.  I have a little experience in the real estate market when I purchased a family members house, performed moderate repairs and sold it.  I am currently working on a second family members house to prepare it to be rented.  I do the majority of fixes myself; painting, tile, clean up, counter tops.  I am about to try texturing walls and painting the interior with a sprayer instead of a roller.  I enjoy the work and love the accomplishment feeling with finished.  I am about to retire and will have time to do more.  

I am curious where the local OKC folks get have their best luck at finding houses to flip or rent;  sheriff auctions, www.auction.com, MLS, realtor friends, word of mouth, driving around, etc. What works for you?

Provide any references you think are helpful.....accountants, attorney's who specialize in real estate, local places to purchase materials, where to get discounts, etc.  Any information would be a great help.  Also, any words of advice......Thanks in advance.
