My sql database also contains all of the MLS sold,expired,withdrawn data for the past 3 years( proprietary to the MLS board) If the property fits 80 to 85 % of where my number need to be, only then i visit  the property, then refine my spreadsheet info and rerun against my sql database.

I'm going to take any excuse I can to visit and explore the city. 

It makes investing easier if you enjoy visiting the location of choice. 

You can do whatever you want, but it will likely catch up to you if it's a violation of the law.I recommend a visit to the city to determine what really happened.
