Getting started Wholesaling in California

Hey Everybody,

I’m currently interested in wholesaling and looking for some guidance of some sort.

I recently came across a video From Max Maxwell on YouTube talking about wholesaling real estate and it caught all my attention. Before this I have never heard of the term so I began to deep dive into YouTube/Google to figure out exactly how the process goes and how I can make a decent side income from it.

I believe I have the basic foundation of everything from Purchase & Sales Agreements, Assigning Contracts, Tax Deeds, Getting Leads, Cold Calls, Getting Buyers all the way down to ARV... again basic foundation of how the system works.

Living in California my whole life I already have an understanding that this is a HOT market so I’ve come up with a few territories where i think I could be successful and will begin “driving for dollars” the next time I have a day off.

So here’s where I need help...

1. What is allowed and what isn’t? Lol. Very vague but I want to know more about the laws surrounding this.

2. Where are some good resources I can read up more about wholesaling in general? YouTube/Google has been great but I’m looking for more substance.

3. Are there any groups or Meets Up I can visit? (SF BayArea- The Valley) I don’t mind a drive if the information is worth it. Working full time this would be a side hustle, but would like to link up with others when I have time to gain more knowledge.

4. How did you land your first deal? How bad/good was it? What would you do different? I believe I have basic understanding to go out and start talking if needed, but would love to know how everybody landed their first deals.

5. How long have you been wholesaling and what are some beginner tips??

I’ve been deep into YouTube/Google taking notes this last week and would love to have all the knowledge I need to go out and start my first convo by the end of the month. Any information helps!!
