I installed another hot water tank, each got a trash can, I assigned spots and said if they were not honored I would only let one car for each apartment in the drive (pretty big driveway could fit 6, 3 unit building).I also said if the fighting did not stop I would not renew any leases when the time came. 

If it is in a transitional neighborhood, I would replace all the hardware and keep the originals in storage.

(Removing oil tanks and putting in gas furnaces, updating kitchens, bathrooms, lighting, paint and flooring).

My property layout is; each apartment gets a garage long enough for a storage room, and a car. 

If you have storage room, a trailer is even a cheaper option.

There is no closet there, so having a central coat/storage closet would mean easiest access to the entire house for jackets/vacuums/etc.

Downstairs has high ceilings throughout, a beautiful staircase, original 5 panel doors, french doors, an extra large kitchen, dining room, family room, bedroom, full bath, indoor laundry and tons of storage.
