Tough on the middle class working renter IMO. maybe you do long term contract of sales. this would skip the whole renter landlord debate and rules.. give you the long term cash flow you want.. lock in equity which has kind of peaked .. and pay your tax's over long period of time.. if they fail you get it back and do it again. ???

Of course i would prefer to buy at the peak and if I had a strong feeling the market was at that point It would be wise to scale back or become extremely patient.I know some people believe that you should only buy the "great deals", I see the 2% and up all the time (slums in most cases).

You may not predict the peak, or the bottom, but at least if you understand trends you can see something major coming and get out to protect the majority of your asset.
