@Odie Ayaga I’m just shopping around for private money and am trying to do my due diligence with referrals

I believe the reason why they are trying to withhold appraisals for folks is that they are afraid some of their customers will shop other lenders with the appraisal in hand. 

Also, the fact that they ll have 25 commercial space at the ground floor already committed to shops, restaurants, a gym , etc.I'm sharing the YouTube video Take careJavier

(https://www.housingwire.com/ar...) were the big shops that were too busy building up massive pools and throwing money at scaling to notice the rapid transformation of the market and vertical rates - the smaller nimble shops with smaller balance sheets that were constantly in the secondary market were able to pivot much quicker.For the same reason that Zillow, OpenDoor failed, at the end of the day residential housing is still an local market and an "exception-based" business, lots of factors make it easier for leaner shops to compete.I also think when it comes to attracting talent, its hard to get people who are used to agency (QM) loans to expand and do DSCR - its a lot more work! 

They can shop around and find you the best rates and coverages from all the major and smaller insurance companies.  

It’s a 1,000sq ft 2 bed 1 bath house with a new chain link fence and new 15x20 shop and comes with 3 large lots with electric/water/gas hookups all clear ready for whatever my wife and I want to do with it(potentially duplexes)..

I have seen The Mortgage Shop advertised and know its connected with the Short Term Shop. 

Lots of other alternatives out there that will do 75% refis too.Here’s a growing list I have - most of these are DSCR lenders as that’s the type of loan I’m shipping for. hopefully this is helpful as you shop around!
