New Investor from Oklahoma!

To start off my name is Jesse Randle I am from a small town in SW(ish) Oklahoma! And I have finally convinced my wife that we need to start getting some rentals properties on top of flipping some more houses. She was a real estate agent for a short time and we enjoy doing all the work ourselves that we can and it helps that her dad is a dang good general contractor that helps us when we can’t get it done ourselves.

So I have been listening and watching a ton of BP podcasts and decided the BRRRR method would be the way we should go on top of flipping houses every once in a while when it makes sense. We have kind of "flipped" 3 houses the past 2 years that we lived in and done some work to ourselves and now we have found our "forever home" that I will do a full remodel on room by room.

We have already got under contract on a 1,100sq ft 3 bed 1 bath house right in front of our new home that once we get in there and see the damage done by previous tenant it may be worth our while to tear down and build a duplex.. still undecided.. Purchase price is $12,500.

Also, have agreed to purchase a house one block away off a guy who’s kid I went to high school with and I know pretty well. It’s a 1,000sq ft 2 bed 1 bath house with a new chain link fence and new 15x20 shop and comes with 3 large lots with electric/water/gas hookups all clear ready for whatever my wife and I want to do with it(potentially duplexes).. Purchase price will be $45k and already has a tenant but could use some updates inside as well.

I am just looking to continue learning and hopefully you guys and girls can help us along this journey! So if y’all have some tips and tricks or do’s and dont’s I am all ears!
