Ugh lawyers1- I shall start... 1031 exchanges - I was able to defer/eliminate/suppress profits I gained on a property sale of one property to purchase additional passive income properties.

Norris - You should be able to locate one or two title companies within your area and they will typically provide you with all the data you need for free in exchange for giving them the title orders when you get some deals going.

If you want to keep it beyond that window as an investment then you lose the opportunity for primary residence exclusion but you can always do a 1031 exchange and defer the tax into the next property.
