@Ed Caldwell It would only take about 5k or 6k to get it rent ready in fact she had a renter in the property and it didn't work out because she was an accidental landlord and didn't properly screen the tenant.

In addition, the borrower claims that in private lending scenarios they just extend/renew the loan and work out a fee for renewing. 

Their guarantee is that if the title doesn't work out, they will refund whatever money I have paid them.

Sac or Stockton seems doable because it is close enough to get to to check in on the rehab, but I don't see how that would work out of state.

Basically, I'll work out a deal with a cleaning service for the units and then offer the service to the tenants at a small markup.
