If there's been too much tenant turnover maybe the alternative would be to tighten up on the length of leases or if it's the moving trucks every weekend restrict move ins/outs to business hours.

It might be nice if such cases could demonstrate the value, but that's unlikely because you have an unknown, unknown as an alternative.

That turned out to be a great decision as 1) the issues I was noticing with the firm caused it's complete collapse early this year and 2) I was hit by a truck (as a pedestrian) this April breaking both of my legs.

For this situation they did tell me they were not on their way with a track hoe and dump trucks but it was condemned because the found an "unsafe" situation.

@Tyler W.One of the best tips that I have ever heard about breaking into the real estate business is to buy/rent a cheap truck and put an ad on Craigslist offering to do "cleanouts" for homes.Takes no skill, has a low capital barrier to entry, and you get to meet real estate investors along the way.
