In my experience, I found out that they had a criminal background, previous evictions, sex offender records, and generally they try to do a power play to establish control over the landlord/rent collector.

The deed will not transfer so technically I don't own the building but have equitable rights to it, similar to an installment land contract.

haha, exactly Jeremy, its technically illegal to do a million things in the U.S. but its usually when the government cant benefit from it, they deem it illegal.

If someone new is moving in I would want something in writing signed by all my current tenants stating that this is ok with them, and I'd want a background check/application on the new person too.You may want to consider asking for more in rent if you are paying any utilities if you can.

To screen the tenant I used the tenant screening service BP is partnered with to do background and credit checks, and called and verified income and past places of occupancy.

Don't do that, take it slow, find a few agents that have similar backgrounds or goals, let them give you some guidance then get out there and sell.

The reason it’s risky is because your name isn’t on title as the owner and for you to turn around and sign a contract stating that you have the ability to sell this home isn’t correct because technically you do not own the home and do not have rights to sell it.
