It takes hard work, it takes consistency, daily habits of doing all the little things no one wants to do but has to get done.

I scrape the MLS and do a lot of analysis of properties daily for my clients... and based on my research, Southern MD, portions of Baltimore, and other exurbs (Northern MD around Hagerstown) Southern VA around Fredericksburg and Winchester can all have properties that will cash flow.  

However I find myself reading and enjoying, and learning from other members posts almost on a daily basis so I figured this is my chance to give back! 

Wholesaling is a runaway freight train, the Mad Hatter is having a tea party, you're on the golden brick road, better look to who is behind the curtain. 

I'm a big podcast listener so I've been devouring the BP podcast and learning so much.I have very little experience in the field thus far and so my main focus at the moment is finding a solid mentor who would be willing to let me come alongside them and learn on a daily or at least weekly basis.

MLS listings are sold daily on low ball offers.The trick is offering at whatever PP and proving the ability to deliver the offer at first contact.Unfortunately, many buyers' agent/brokers don't see volume to keep phone lines and cell phones busy other than socializing.  

(when considering an A/C system, especially in a humid summer environment, trying to cool with hydronic is challenging...think sweating glass of iced tea).

I'd like to see a BiggerPockets Hawaii chapter, where we can all sit down and have coffee/tea/beer/whiskey in that order, haha.

Neither of them were digital but both on main road ways with great daily car counts. 

I have seen big church's move in and take over those spaces.. but that does not really help the people living there with their daily needs.
