Your best bet would be to contact a local attorney who specializes in real estate investing and go over exactly what it is that you want to do. 

I haven't heard it put like that before and the right firm sounds like it could be a powerful relationship.VA loan sounds like a special hammer in the corner of the woodshop- it's really effective and works great for the people that have used it before but everyone else isn't sure what to make of it.

Every realtor I've ever dealt with, including those that claim to specialize in buying and selling, has been OK with this and doesn't just say NO to rentals. 

@Jacob Hanson we have moved to making sure all the properties we manage have a 360 virtual video (we purchased the special camera a couple years ago for out of state investors to see properties) so that prospective tenants can see the whole place and make a decision about renting before we bring them in for a in person tour.

Would one property management company cover a distance that large or would I most likely need to deal with two because they specialize in specific areas?

If not, can we request the lender (specially a hard money lender) to extend the term of the loan?

Either price the unit to sell or offer a generous move-in special.
