In fact, AirDNA is so accurate that many lenders will now accept a AirDNA estimate (for non-declining markets) as evidence of sufficient qualifying income on many DSCR (Debt Service Coverage Ratio) loans and mortgages.

The good news is that just like STRs used to be less professionally run back in the day, so are many MTRs.

You can see if you can apply and qualify for a loan through the bank but most banks will follow federal standards and guidelines which allow them to sell the home to Fannie or Freddie if they so desire.

They also replaced the AC/Heater in 2021, so very little needed on this little diamond in the rough.

South Pasadena is very expensive so Yorba Linda/Placentia makes more sense.

So why do you you think demand has slowed for this area?

My wife and I purchased our first rental property here in Maui in June of 2023 to use as an STR as it was a consistent market, numbers worked, and we live 5 minutes away from the property so self-managing made sense! 

The tricky part to this transaction is the house was just purchased this year with a VA loan, so there is no equity.
