For instance, if you own three medical clinics that keep their deposit relationship with the bank, they might humor you by doing the loan that you describe.

What I also like is the ability for screening tenants, they pay directly for their backgrounds, I don't see any personal/sensitive information and reports come in within minutes. 

Since pest control depends on cleanliness...and since sensitivities to pesticides can be a big liability issue, we say "the property is provided pest free and we will re-treat for any issues in the first 30 days.

Regardless, make sure your city and neighborhood that you are investing in have different types of STR travel demographics.For example, here in Tampa not only do we have theme park and beach tourism (#5 ranked beaches by TripAdvisor in the world in 2021), we have educational tourism (one of the largest universities - USF and then UT), and also medical tourism (we have some of the best hospitals in the country especially for outpatient services).

Do you have medical and legal power of attorney?

This works OK for relatively static and simple investments like a private placement or crowdfund, but can become rather cumbersome and expensive with a more time sensitive and transaction intensive asset such as a rental property.

Without going into too much detail, here are the options I have been weighing and I would love to hear what others think:1) Purchase another LTR property (likely in Fayetteville, NC) requiring some renovations to have instant equity.2) Furnish a current LTR (near medical complex in Fayetteville) to convert into either a MTR or STR (MTR preferred).3) Purchase a new primary residence in the Raleigh-Durham, NC area while keeping the current primary (Raleigh-Durham area) as a LTR.
