After reading Multifamily Millionaire and The House Hacking Strategy, it seems like the tendency is to do a FHA 3.5% loan.

There seems to be a lot of property with good bones in need of some primarily cosmetic updates, but I have little knowledge of the market/demand in the area.

However, it almost seems too good to be true.- Dan

Some say that you have to file a separate civil action (in addition to the actions to remove the tenant)  to be awarded a judgement against the tenant and some things I read online seem to imply you can do them both at once through 1 action. 

.- it seems unlikely you would have to make a payment with the 1040NR return because of the withholding on the sales proceeds, unless you have other ECI.- you can validate the accuracy of the filing instructions by independently reviewing the form instructions to make sure the addresses etc are correct.- it’s fairly common for foreigners to pay the IRS by check as it’s notoriously difficult for them to open US bank accounts after the patriot act regulations.

4,500 seems cheap for a furnace to me, do you already have a quote?

I've listened to podcast and read books but thats all the knowledge I have and it seems fairly easy.

I understand the odds of collecting are very low, but once in a while, it seems like a tenant will pay if they need a house loan.If you also know a good collection agent, pls feel free to PM me.
