Things you will also run into is “seasoning” on how long you have owned them before you want to refinance them… Also, why are you using a hard money lender?

Performing Notes - The greatest stratgies for this if it is a performing note and they pay on time is to hold it and collect compound interest.Otherwise there are numerous companies looking to buy seasoned notes of two years or more that have an excellent payment history and good credit.Non-Performing NotesWhich are my favorite.

I see there are a few others on here from my local area...Some of which I know, and others that I have not met yet...I have no idea what to consider myself - I have had one rental property for about 10 years, and then I bought another about 2 years ago - but then bought 2 more within the past year & a half...so - seasoned - possibly...but definitely still learning...I am in a precarious position right now (middle of fairly ugly divorce) - with a 14 yr old teenager...who lives with (ok - being poisoned by) her mother...ok - enough about me...When this is finally over - I have goals of adding to my portfolio - after clearing out some "old luggage", so to speak.....My credit is still fantastic - and I will have some equity to use for financing - so hopefully in the next year - I will be speaking with a few of you wholesalers around my area.....Thanks - Looking forward to being an active participant....

Heat pumps can yield an effective efficiency over the heating season of more than 100% (in comparison to traditional resistance heating) ... in a nice, mild climate like Maryland, a good heat pump should be able to produce an average effective efficiency of 200+%.
