I do not even look at those properties for my clients and move on.I only deal with listing brokers or seller directly that are willing to negotiate reasonably with a buyer and go under contract.The multiple offers, rounds of bidding, then seller railroads the buyer to get chosen months later and debt market has changed is a waste of time for me and my buyer.

Your nephew can do something that no real estate investor would ever be permitted by a traditional mortgage lender.Example using simple/round numbers:Seller wants to net $75k.Buyer wants competitive 30 year fixed financing, and to come out of pocket with very little money, and wants to avoid PMI.

You may have better luck in the suburbs of Austin such as Round Rock, Georgetown, Buda, etc. although those markets are plenty hot as well.As far as the taxes go, they're killer, and city council just passed a $3.7B budget that will make them even higher.
