I do like keeping it in and that closer relationship that allows for easier lending. 

Are you calling PM’s you already have established relationships with, or would you also do this when evaluating new markets you don’t yet have property in?

I cross check that against what my realtor and other local folks I have relationships with tell me about where the neighborhood is trending, as well as rent-o-meter and searching for high-level rental data/trends.

Most new investors don't need to prioritize building a relationship with either of these professionals at the start and actually shouldn't because they could be wasting time.

The county could be a great option, or if you have a good relationship with a local title company they may be able to help you as well!

I guess that can be a great form of relationship building though haha.

Hopefully, the tenants have a good banking relationship or you'll be dealing with lots of cash issues...

I would also build relationships with local brokers....they are a wealth of knowledge.
