If YOU were screwed over by an unscrupulous Realtor, you'd want to be able to easily identify the person (not some random LLC!)

don't buy something random thousands of miles away. 

It's like dating...very difficult to walk up to an random girl and ask them out straight up...you need to form a connection through conversation. 

I found the bank I work with through a referral from a guy I happen to sit next to at a random REI meeting.

Those are the questions that get me started in deciding if it's worth working on.I don't know the location of the houses but a random 4 bed 2 bath two story on 24th and Spring gets about $4,000 a month according to rentometer.comSo, if we take the $110,000 to renovate divided by $4,000 rent minus $625 for property tax, $200 for insurance leaves about $3200 a month for debt service.

⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀⠀Motivated sellers are simply random people that don't want to deal with the uncertainties of selling the traditional way, or cleaning, or fixing anything, and are willing to accept a lower offer for that convenience.

There will always be other deals;  even in our crazy real estate market here in Huntsville, deals still show up at random times and in random places.
