You are negative at the present time based on normal projected expenses with a long term SFH income property..Thomas your correct but your crushing these poor folks with reality !!!! 

Instead of hiring a property management company, I would prefer to work with a trustworthy individual that can also do regular maintenance and repairs. 

Of course I would have done this differently if I had read Rich dad poor dad and all the books I read after this, plus other podcasts I have been listening for the last 18 months.

You could wait for a correction that never comes as well or one that isn't as steep as you expect, it is probably better to base your decisions based on the quality of each individual property and its current value.

There is no small scale development available to individuals.
