My painter just went over and found the whole house saturated and pouring water from a couple places in the baseboard pipes and basically the whole house was underwater for days and we lost alot of supplies and our brand new cabinets are destroyed, along with prob the hot water tank, new boiler, washer and dryer and whatever else I havent found yet. .

If there is no expansion tank then it could be over pressurizing and that is a more expensive fix).

In a perfect world they work great.

I may be able to hold a property for two years being slightly cashflow negative while I wait for appreciation, but what if the market tanks after 1 1/2 years and I don't see that rent appreciation for another 5 years?

We doubled the rents, but upgraded the furnace (it needed it), HW tank from electric to NG & gave them a scratch & dent stove, washer & dryer that we keep in stock.
