I have a Vacant Lot zoned Mixed Use in the Cape that I don't know who will buy it, we've only worked with single residential home builders until now.

I'm interested in buying a SFH home in CO springs as a long term rental.

The only way to cash flow in socal right now in single family buy and hold investing. 

I understand each city/county may have their own permitting requirements, fees, regulations, etc. but I'm wondering how people are making any return on their investment if it maxes out at 90 day rental.

Christopher,Now that Fannie Mae came out with their New primary home loan program you already qualify to buy another home. 

A lot of my friends and other new grad young professionals seem to congregate in areas like Midtown and lower Manhattan or in Williamsburg/Bushwick and Downtown Brooklyn.I know house hacking isn't impossible in NYC, but my most ideal areas with people my age and high traffic are also everyone else's ideal places to live, and are much harder to house hack.

Just a thought but I think this could be valuable to the right people.
