You have to understand the purpose, their motivation to sell, your target markets etc.There is no point to waste paper and your time to solicit the deals you can't close on.

Because you are.If you want to keep a good relationship with the wholesaler, simply explain the situation--it's turns out it is a bad deal--and that you will not be moving forward with it, and that you'll just need them to sign a little paper releasing you from the deal. 

Just remember to do everything by the book and keep a paper trail of all notices and interactions.

All of my application forms, contracts, addendum etc. are paper.  

Probably not even worth the time for them to change the price on the papers.

Main thing I found in decades of doing that was that few GCs have/use the necessary and appropriate paper work.

Hey Tyler, it may be a mundane point but ... isn't all that spelled out in the ownership papers as they were drawn up? 

After multiple meetings/emails with most of them and further Due Diligence, I figured I'd lay out my opinions and some general information on these companies and the services they offer.

I absolutely despise this new forum layout... so unlikely to follow-up.
