I occasionally stop by another forum like this, but for realtors where a lot of high volume realtors talk shop (I personally pretty much just handle my own projects, but these realtors work with LOTS of buyers/sellers) and there are enough stories on there of the various hassles and downright hell that yet another ridiculously inaccurate zestimate has caused yet another realtor.

I also created one that showed what his income would be for each apartment if they were at market rent, date they moved in, amount of their security deposit, and notes which would include any issues or their expected move-out date, if they had a balance due - when payment was expected (some students relied on financial aid and it would be late occasionally).

Even in my Sec 8 properties I do ceiling, walls and trim in different colors/sheens (and occasionally an accent wall if I have some odd leftover paint).

I have had tenants in the program occasionally over the years and I am not a big fan for the following reasons:-The section 8 inspector can demand arbitrary "repairs" be done and in many cases reduce or adjust the rent with indifference to prior agreements-My tenant fails to show for an appointment and my rent gets cut off with in many cases no prior notice to me-Any small repair gets a demand to repair sent my way while tenant violations fall on deaf earsThis program works for many on both sides but in no way should anyone be forced to be in the program

I'm able to do most of my management duties during my lunch breaks and in the evenings, with the exception of occasional phone calls and emails throughout the day.My biggest challenge is meeting our handyman/contractors at the property for maintenance calls since the majority of them want do it during the 8-5 working day.
