They are a complete rental management solution for about $4/door per month.  

longboat key limits most rentals on the island to 30 day minimum (that does not mean you can't rent it to them for the whole month but they only stay one week) our complex also limits how many times a year you can rent it out. 

Lancaster used to have alot more crime 20 yrs ago and it turned and now im seeing the same things happening in Reading not to mention we know the rental market there has been amazing we get great tenants who pay only 1 or 200 month less than apartments rent for in lancaster.

I'm paying very high monthly fees and additional management/service charges but am still not getting the help/education I would like.

After all expenses and loans over 2K a month in cash flow.  

They wash up very nice, don't fade and look great, even after 7 years of use.We have at least 4 per bed and just swap them around as needed.We wash them, like @John Underwood, about once a month or so or as needed.

This tenant has lived in the home for 10 years, and pays a VERY low amount in their monthly rent. 

We are looking to build a small (800-1000 sqft) STR / vacation home in the next 12-24 months.

I made the upstairs unit in a nice Airbnb unit which Iam currently getting around  $2400 monthly average.
