I also know if you have the money to spend blowing out a wall and having it enter into the living space is also doable but very pricey.Basement & Bedroom: I would try to replace the ceiling with a drywall ceiling and add some sort of more modern paneling to the walls.

Luckily the solution is pretty simple, he gets paid on a agreed upon draw schedule if the work is not done he doesn’t get paid.

They are also able to get me a policy with an insurance company (American Modern) for my upcoming STR-Rental that I'm purchasing soon, but I'm also looking at Proper Insurance, as they provide a more holistic (and expensive) insurance policy that covers things like intentional damage by guests and lost revenue.

Your sizing assumes the cold incoming water in winter is 47 degrees, so your solution is to increase that incoming temperature even just 5-10 degrees would be huge.

If a bank received $1B total deposits from customers, they will lend out far more than that - that's the basic concept of fractional reserve banking system,   a concept used by almost all modern banks.

For me, that was the only way to mitigate the issues of poor contracting work, and poor property management and tenant selection.So, as an owner of these types of houses who is actively buying more pf them at a rate of 5/month, my advice to you is the same as the advice I gave myself......either set a plan to scale significantly, or do as most others will say in this thread and sell them to reinvest in more stable assets in better markets.I should also point out, we have developed a program to encourage our tenants to purchase their home from us with a sizeable deposit and either a lease option or seller financing, which - while not a perfect solution - has mitigated much of the tenant-based drama that is all too common in this space.
