We have taken a few hopefully temporary steps to minimize losses...reducing prices across all properties by 20%, changed to flexible cancellation (Airbnb is forcing this anyways...), increased weekly and monthly discounts, and we are marketing our properties for monthly stays on Craigslist, Furnished Finder, Facebook, etc.

With minimal to no cost overruns 

Minimal rehab is needed.

I understand that I may never make a deal with the person I meed today, but that doesn't make it a waste of time.

Right now it's only at $11 an hour so the impact is still minimal.

I would suggest purchasing a "rental ready" property that needs minimal work.

Some will get a property under contract without the skills or knowledge to complete the deal, which can really waste the time of the seller - or worse. 

Expect a rate in the 6's for a loan of that size with minimal origination and a low/no doc fixed rate loan.
