We officially formed our investment company, KNR Real Estate Acquisitions in January 2016, with a primary interest in flipping, holding and wholesaling in the Houston and surrounding areas, and within a 2-3 hour drive of Houston.We would love to talk to investor friendly agents regarding investment opportunities, obtain feedback from others to help minimize our future mistakes, and other investors interested in partnering with us on our first deals as we work to build our portfolio.

What a valuable team member she has become for finding and evaluating properties as well as for local contacts for building my team.We are using three types of financing options: traditional mortgages, commercial portfolio loan with a local bank (great rate/25 yr amortization/minimal closing costs) and cash BRRR method discussed on forum.

Since I assigning I am not sure if the attorney has to1) prepare for closing2) obtain title work (I can as the cost it's minimal but not necessary)3) preparation and review of closing documents4) Representation at closing.5) recording of the documents6) obtaining the title policy.She also went on to say that once we are out of attorney review the assignment is complete.I am not too thrilled by her lack of knowledge of Assignment of Contract.The service I require is1) review purchase contract in attorney review stage2) once out of attorney review, I want her to draft an Assignment of contract and send it to the buyer's attorney and collect the deposit for the assignment.3) buyer will then conduct his inspection and if all goes will schedule a close with the seller.4) At closing, the buyer will wire or send a certified check towards the balance of the assignment fee, I do not thing my attorneyneeds to be at the closing.

This might be minimal but there will still be costs, so being able to set a personal budget and stash some cash aside each paycheck for REI will help you get on track.Best of luck and read the Ultimate beginners guide that Account Closed linked above, read it multiple times and then read it some more :).
